These are requirements for virtually all loans from Hungarian banks and financial institutions.

On September 1, 2025, Hungarian government will launch “Otthon Start”, a state-backed housing loan with a preferential fixed interest rate of 3%.

Loan Conditions


What is the interest rate?

A fixed 3% for the entire term. This cannot change over the 25 years.

 

What is the maximum loan amount?

Up to 50 million Forints. If you need a loan above HUF 50 million, contact us to explore the best mortgage options available.

 

What is the maximum term?

Maximum 25 years.

 

How much down payment is required?

In general, 10% is sufficient (for a 30 million forint property, that means 3 million forints).

 

Is tax exemption or a non-repayable grant available?

No. This is solely a preferential-interest loan, but it can be combined with other programs.

 

Eligible Properties

 

What types of property can be purchased or built?

  • Purchase of a new or used residential property (apartment, family house, farmstead) located within the inner area of a municipality 

  • Construction of a residential property within the inner area of a municipality.

 

What is the maximum property value?

  • Apartments: up to HUF 100 million

  • Family houses, farmsteads: up to HUF 150 million

What is the maximum price per square meter?

The price per square meter may not exceed HUF 1.5 million.

Can the property be located anywhere in Hungary?

The property must be located within the inner area of a municipality in Hungary.

Application Process

What is the application deadline?

The program is open-ended; no closing date has been announced.

 

Where can I apply?

The program will be provided by commercial banks, based on state regulations. We can help you manage the application process.

 

When does the program start?

The detailed application process will be available from summer 2025, with the planned launch in September.

Eligibility Requirements

Can I apply if I already own property in Hungary?

If you already have a residential property in Hungary above HUF 15 million, or a share in one greater than 50%, you will not be eligible to apply for this loan. Check what other mortgage options you have.
 

Can I apply if i currently have public debt?

If you have a public debt in Hungary exceeding HUF 5,000, you may begin the application process, but at some point the financial institution will request that you settle your debt to proceed. You will have 14 days to do so before your application is rejected.

Do I need to have Hungarian citizenship to apply for the loan?

No. Besides Hungarian citizens, anyone falling into one of these citizenship/residency categories may apply:

  • EU/EEA/Swiss citizens exercising free movement rights in Hungary for more than 3 months,

  • Third-country nationals with long-term residence permit in Hungary,

  • Stateless persons recognized in Hungary.
     

Is there an age limit?

No. The loan may be applied for at any age above 18.

 

Can spouses apply jointly?

Yes, spouses may apply together. It is sufficient if one of them meets the ownership and social security requirements.

 

Can I buy property in my child’s name?

No. The loan can only be taken out in one’s own name.
